We require an experienced Development Manager (not Business Development) to work for a forward-thinking construction company based near Rotherham, South Yorkshire. A RICS Qualified Charted Surveyor, reporting directly to the CEO, we need someone thorough and experienced to do this role and get it right. The position will provide a lot of autonomy and creativity for a suitable candidate, so this is an exciting prospect and the opportunities ahead are boundless. Responsible for identification, assessment and acquisition of construction sites, the role will involve dealing with local councils, agents, building relationships, overcoming planning issues, looking at land deals and viabilities, seizing opportunities. An experienced land valuer and buyer. We would ideally like someone experienced in both housing and commercial projects who can diversify, able to spot opportunities, someone willing to problem solve and use initiative and creativity. This role has a lot of scope to be made in to your own. Experience of working on social housing ideally would be an advantage, who knows contracts and rent to market, with a proven track record in a similar role.
Salary negotiable.
In particular, this role involves:
Establish and maintain effective working relationships with local authorities, local agents, land owners and other developers within the Division's geographical area to ensure up to date knowledge of current and future market opportunities.
Work closely with the CEO and team to conduct land appraisals in line with the Group's land appraisal system to determine the valuation of any potential development land.
Produce a clear assessment of the viability of a development by collating build costs, market research, local planning policy and technical information.
Successfully negotiate and prepare offers to pursue land opportunities within budgets and forecasts.
Maintain a sound knowledge of all technical and health and safety aspects covering land acquisition and development of land and associated legal agreements.
Ensure effective working relationships are maintained between Land and other internal departments to ensure opportunities are maximised to assist with the land acquisition process.
Liaise with Planning and external consultants to ensure the successful delivery of applications and decisions.
