ROLE PURPOSE:

Interim role to resolve issues with legal agreements, property condition, compliance, asset management and data, risk to the company Group, failing tenancies and PR risk / management as we exit this market segment.


ACCOUNTABILITIES / RESPONSBILITIES:

• Regular progress reporting into Exec Director CS, Commercial Director and Director of Independent Living.
• Create strategic resolution plan for the organisation’s Supported Housing Portfolio
• Liaise with all affected teams to ensure clear communication around strategic plan and ensure coordinated activities to ensure business continuity.
• Direct and liaise with external professionals associated with project activity to include surveyors and solicitors.
• Arrange meetings with all associated legal entities and tenants occupying or controlling the organisation’s Sheltered properties
• Liaise with SAM Team and ensure all operating systems are updated to reflect the true nature of this portfolio.
• Liaise with Commercial Team to arrange property disposal as required
• Work with Finance Teams to recover current and previous expenditure where possible
• Lead project team and liaise with Compliance Team to ensure 100% coverage plus cost recovery where possible


KNOWLEDGE/SKILLS/EXPERIENCE/PHYSICAL REQUIREMENTS:

ESSENTIAL
• Extensive of relevant property management experience
• Extensive knowledge of relevant legislation e.g. Landlord & Tenant Act, RICS Code etc.)
• Strong experience of budget management, financial control and delivering cost efficiency
• Extensive working knowledge of building management and repair projects
• Commercial acumen and negotiation experience
• Ability to inspect properties and provide accurate specifications.
• Ability to assess quotations for minor works for value for money and make recommendations for appointment of contractors.
• Practical attitude with ability to make decisions on best approach from a technical perspective.
• Excellent communication skills-written and verbal presentation of information
• Flexible approach to travel and working hours to accommodate resident meetings and out of hours rota
• Experience of managing people in a fast-paced, customer-focussed environment

• Knowledge of L&T 1954 Property Act – Security of Tenure for Tenants
